When you first enter the real estate market, you can expect to be bombarded with offers from agents and brokerages who want to represent you. You might live in a Lafayette zip or be trying to sell some real estate in Riverdale Toronto, either way, you are looking at a lot of interest in your home, at least from the middle man. But buying or selling, the middle man is not your biggest interest. What you want to do is find the representative who will do the best job for you.
That means putting some thought into which company and which agents you will use when you buy or sell a home. There are different criteria for selection, depending on which side of the transaction you are on. For example, if you are looking to buy some Waterloo Ontario real estate after you sell your Lafayette home, you need a buyer's agent. The commission split and so on does not concern you as much as finding someone who will represent your own interests, and get you a good deal on a house bought in good faith. That can sometimes mean choosing a realtor who is willing to sign an agreement stipulating that he or she is working with you as a buyer.
So the first step for buyers is finding a brokerage who will be willing to work exclusively for the buyer. Believe it or not, this is not as easy as it sounds. A lot of people will see Lafayette or Brantford homes for sale in the newspaper or on the Internet and phone up the listing agent. They expect the agent to represent them from that time forward. However, the reality is that that person is the listing agent. They know you probably won't buy that first home you look at, but they have plenty more for sale. They are working for sellers, not for you as a buyer.
Sellers, on the other hand, are in it for money. That means you probably have a broader selection of brokerages to choose from when you put in a Mississauga real estate listing. There are smaller operations in Lafayette who tempt buyers with low commissions and menu prices. The drawback to these brokers is that they often don't have the advertising power of a major franchise, such as Century 21 or Royal Lepage. So you need to decide if you want maximum exposure, or minimum commission taken off the sale price.
Finally, keep in mind that even brokerages under the same franchise umbrella are not the same from one town to the next. If you put Ajax condos for sale with Remax, you might not get the same service here in Lafayette. That's why it is important to do some research on local brokerages and agents before you commit to using them.
